Who we are
Al Amman Properties is a Dubai real estate brokerage and property management firm, founded in 2012 by Muhammad Adnan. We operate from International City — sales across all freehold Dubai areas and management of 2,000+ units across 40+ buildings. Our differentiator: we run buildings after we sell in them, which is why our buyer recommendations are grounded in operational reality, not just sales pitch.

Why we exist

Most Dubai brokerages chase the next transaction. The post-sale relationship doesn't generate commission, so it gets neglected — buyers struggle with handover, sellers wait months for buyer leads, landlords get a property manager who treats them as a side hustle.

We took the inverse position: build a property management book deep enough that we know what every building is actually like to live in, lease in, manage in. Then sell into that knowledge. Today our 2,000-unit management book in International City and central Dubai means when we recommend a unit, it's because we've watched comparable units perform — not because we're working off a marketing brochure.

Our principles

  • Honest pricing. Real comparables, not asking-price guesses. If your asking is wrong, we'll tell you and walk if you don't adjust.
  • Published fees. Sales 2%. Management 5/7/10/18%. No bait-and-switch, no surprise charges in your statement.
  • Direct access. Adnan answers his own phone. So does every senior agent. No call centre.
  • Long-term thinking. Every transaction is the start of a relationship. Most of our 500 buyers have come back for a second deal, a rental, or management.
  • Cultural fluency. 12 languages spoken across the team. Most agents are second-or-third generation Dubai residents — they know the neighbourhoods, schools, and unwritten rules.

What's next

Through 2026 we're building toward 5,000 units under management, opening a Sharjah satellite for cross-border owners, and launching our internal command-centre platform that will let owners track everything in one place.
