Emaar commands a 10-25% premium over comparable developers because of three things: handover quality (consistently the best in market), brand resale value (Emaar stock holds value and trades quickly), and master community management (Emaar Community Management runs many of the communities long after handover, which preserves value).
Most Emaar off-plan launches use 80/20 or 70/30 plans — 80% (or 70%) paid in instalments during construction, 20% (or 30%) on handover. Some launches in The Valley or Emaar South offer post-handover plans up to 24 months after key collection.
Emaar off-plan typically appreciates 15-25% from launch to handover in healthy markets, and resale demand on handover day is strong. The risk is launch timing — newer Emaar launches in less-mature areas (Emaar South, The Valley) take longer to appreciate than Beachfront or Downtown extensions.
