Our view on Downtown Dubai
Downtown Dubai is the city's most photographed neighbourhood and its most expensive prime address. The Burj Khalifa, Dubai Mall, Dubai Opera, and Boulevard concentrate global tourism, top-tier dining, and corporate headquarters. Buying here is buying a story you can tell — and the price reflects that. Yield is lower than Marina but liquidity is exceptional, and Downtown apartments tend to hold value through market cycles better than peripheral areas.

Downtown commands a 25–35% premium over Dubai Marina because of three things: the Burj Khalifa skyline view, walkability to DIFC and the Dubai Mall, and brand cachet. Globally, comparable trophy-address pricing applies — like buying in Mayfair or 5th Avenue.
The 'Old Town' island side and the higher floors of Burj Khalifa itself, Burj Vista, The Address Sky View, BLVD Heights, and 8 Boulevard Walk command the strongest direct-view premiums. Boulevard-facing units in The Residences at Burj are among the most coveted.
